You Won’t Be Able To List The Property Fully


Only licensed real estate agents have access to the MLS, where buyers' agents and other websites pull available properties.  Not having access to this can be a deterrent to the marketing of your home. You could miss out on getting many home showings that you otherwise would if your house was listed on the MLS. 


There’s No One To Help You With Paperwork And Negotiations


Real estate agents certainly earn their commission. There is a lot of work in both selling and buying a home. If you hire an agent, he’ll be taking phone calls, sending off forms, and dealing with the negotiations on the property. An agent will also coordinate home showings and have the ability to show your property when you’re unavailable. A few decisions you should make before you and your real estate agent start actively seeking prospective properties and making offers to purchase include a definitive price range, a relatively specific location, and your ideal type of property, i.e. a house versus a condominium. Let's face it, you're busy. Sending your agent a precise budget, property type, and a short list of towns ensures you are making the most out of the time you spend visiting properties. Do your research beforehand and get to know the area and the communities you're looking in. You can save yourself some time by recognizing that a certain town may not make the best fit for you and/or your family. Ultimately choosing a maximum of four towns you'd be interested in will help you and your agent set up relevant showings. Deciding beforehand whether you wish to purchase a house or a condo is another great way to save time and ensure a proficient search, limiting the types of properties you're shown to the properties you'd be serious about buying. You don't want to continue to be shown properties that are too far out of your set budget and you certainly don't want to fall in love with a house that is $100,000.00 above your finances. Buy A common misconception amongst the general public is that using a real estate agent when purchasing a home will be costly. What consumers don't realize is that they won't actually be saving themselves any money by foregoing the use of a buyer's agent. Buyers may inaccurately assume that they'll get a better deal by working directly with the listing agent of a specific property they're interested in, rather than by adding a buyer's agent to the mix. This belief is grounded in the ideology that if there's only one agent involved, only one agent is being paid. While this is true, the money-saving theory behind this type of one-agent-transaction is being misconstrued. There is, in fact, only one agent being paid, in this case the listing agent, however, this agent will receive the full commission from both sides of the negotiation. The same monetary value is wielded whether one agent or two agents are involved in the contract making this alleged shortcut inconsequential. The drawbacks of dealing directly with a listing agent as a buyer, are however, substantial. The listing agent is contractually obligated first and foremost to the seller. The listing agent represents the seller's best interests by law. By hiring a buyer's agent, buyers are actively ensuring that their best interests are not an afterthought, and are on the contrary, of the utmost importance to their agent. If you are a potential buyer, looking to purchase a new home or make a real estate investment, allow a real estate agent to act on your behalf.
